Modern Luxury
This luxury six bedroom property has been created with meticulous attention to detail and can comfortably accommodate the needs of up to 12 adult guests. Access into the villa is via a paved laneway set back from the street to ensure complete privacy. An unimposing entrance gate opens up to reveal a spacious garden environment with a waterway running the entire length. Towering palms and indigenous flora have been planted randomly and are surrounded by manicured lawn. The main body of the villa envelopes this area and consists of several bedrooms with glass panelled doors that slide wide open when desired.

Master Suite Sanctuary
The master suite and an additional bedroom are located on the villa’s L-shaped second storey complete with wrap around terrace. While all bedrooms at Villa Karishma are well appointed with bathrooms and modern comforts that invite restful slumber, it is the master suite that truly represents personal indulgence. A sanctuary for the senses, this iconic suite features a contemporary décor of furnishings in black leather, quirky pieces of artistry and a cow hide rug upon a polished timber floor. The en-suite bathroom features an oversized Jacuzzi tub with angled jet sprays, separate shower recess, double vanity and walk-in wardrobe.

Stylish Living
The property is literally divided through the middle by a free standing structure that integrates a high-tech gourmet kitchen and breakfast alcove, bar, dining and living environment. Surrounded entirely by sliding glass and timber panels, this tasteful setting is bathed in natural sunlight and is fully air-conditioned to beat the heat of the day. Discreetly hidden within the kitchen is a CCTV monitor that gives guests peace of mind that the villa is fully secured at all times. A bar has been created out of white blocks of paras Jogja and topped with black stone to serve pre-dinner cocktails or cater for social gatherings. A solid wood dining table, surrounded by an eclectic array of mismatched chairs, gives the setting a unique edge. The far end of this open-plan space is reserved as a sitting area with cushioned sofas and armchairs arranged around a low rise coffee table.

Riverside Ambience
The back section of the property features another two bedrooms that are orientated over an enormous swimming pool edged by a sun deck. It is here that guests can spend lazy hours enjoying the riverside ambience and Bali’s tropical weather conditions. Several reclining lounge chairs have been set up around the pool with sunbrellas for those who prefer some degree of shade. Nestled in a far corner of the garden is a Balinese styled pavilion that provides a quiet niche to read or take pleasure in an afternoon siesta.

The rates above are subject 15% prevailing to government tax and service


Seasonal Periods:
Low: January 9 - June 30 and September 16 to December 19
High: 1st July to 31st July, Easter week, 1st September to 15th September
Peak: 1st August to 31 August, 20th December to 8th January (Christmas and New Year period)

Rates above are inclusive of the following benefits:
- One time round trip Airport transfer
- Daily Continental breakfast
- Daily Car and Driver 8 hours exclude patrol (only peak season booking)

Ordering Food and Beverages at the villa:
Personal food and beverages shopping including incidental transportation cost is to the guest account. A single shopping trip is charged at IDR 25,000 and if necessary multiple shopping trips in one day at IDR 50,000. Guest will be invoiced for the amounts spent in advance for their behalf. The villa cook will present receipts and calculations to the guest.

The villa booking procedures:
- To ensure book the villa we required your written e-mail as a booking confirmation, and then we will continue send you a pro forma invoice and bank details as reference perform a 50% deposit from the total rental outlay due to secure the reservation.
- The reservation to be confirmed when the deposit is received by the villa.
- Payment should be in US Dollars
- the balance of payment should be settle prior arrival or at least upon check-in at the villa for last minutes booking.
- The Christmas holidays, New Year and high season period that the remaining due balance should be settle 61 days prior arrival to the villa.

Check in/out time
- Check-in time: 14:00; Check-out time: 12:00.
- Late check-out (day use) until 18:00 is at additional charge of 50% from 1 (one) night villa rate and subject to availability

Cancellation Policy:
- Deposits will be refunded in full less USD 200.00 if the reservation is cancelled at 61 days or more prior to arrival date.
- In the event a reservation is cancelled less than 61 days prior to arrival date then the deposit will be forfeited ( non refundable).
- cancellation made at 45 days prior arrival due date however a full rental amount is required.
- Notice of cancellation must be received by the villa on writing.

Damages, Losses & Force Majeur:
The hirer is responsible for leaving the property in good order and in a clean condition.
The hirer further undertakes to pay for any damage or losses incurred during occupation.
The management company reserves the right to repossess the property if the hirer or a member of the party has caused excessive damage or mess to the property.

Travel Insurance:
The villa Management strongly recommend that the hirer takes out comprehensive travel insurance at the time of booking to protect the hirer and all those accompanying the hirer for the full time of the hirer and party’s visit against illness, including evacuation, injury, death, loss of baggage and personal items, theft, cancellation and other travel contingencies.

Parties or special functions at the villa
If there planning to hold a dinner party or special function exceeding the maximum recommended number of guests, please ask villa Manager for assistance. The villa management can organize equipment rentals of additional glasses, cutlery, tables, chairs, etc if needs exceed the villa inventory. Charges apply depending on catering company and equipment required. For larger functions, extra costs may apply such as special permit fees, venue function fees and extra staff hire. Please contact management for more details & special requirements.

Villa Capacity Policy:
The management strictly observe the villa capacity policy. Agreed maximum number of occupancy is up to 12 Adults. If you wish to have additional guests or function at the villa should be informed in advance to the villa management and otherwise the booking will not be accepted prior confirmation.
