The Majapahit Beach Villas are the culmination of one man's dream to build a suite of luxury villa properties on the exotic black sand beaches of Bali's east coast. Four villas stand oceanside, directly on the beach just north of Sanur.

Each two-storey villa includes three bedrooms, a garden with a large pool, and the finest in furnishings and amenities. The complex will be served by a full staff, including waiters, and butlers. A professional service kitchen and trained chef will cater to the culinary whims of the guests in 5 star fashion. A car and driver will also be available.

The location is almost equal distance from Kuta and Ubud and the traditional and picturesque villages of Celuk and Batubulan are only 5 minutes away.

The complex is served by a full team of staff, including waiters and butlers. A professional service kitchen and trained chef caters to the culinary whims of the guests in 5-star fashion. A car and driver is also available for each villa.

Majapahit Beach Villas are fully serviced by:

* A full time Villa Manager. Supervise and co-ordinates the staff and is available to assist guests during their stay.
* Butlers. On hand 24 hours a day to look after every need of the guests.
* Pool Boy. Providing service around the pool and garden area during day time.
* Chef and Cook. Trained in the preparation of both local and international cuisine. A menu is provided and the staff will do all the market shopping.
* Villa Attendants. Responsible for housekeeping duties and taking care of daily laundry and dry cleaning service.
* Security Guards. Duties are to guard the villa 24 hours a day to ensure the security of the guests.
* Gardeners. Tending the garden and the grounds of the villa, and cleaning and maintaining the swimming pool and Jacuzzi.
* Maintenance team. Created to ensure all Villa equipment are well maintain and are in working order.

- All rates are subject to 15.5% tax and service
- Long Term Rate is available upon request

The rates above are inclusive of:
- One time round trip Airport transfer
- Welcome drinks and cold towels upon arrival
- Welcome breakfast (one time only)
- Internet service available
- Fully staff: chef, maids and house manager

Seasonal periods:
Low Season: Jan 9-31 May (excl. Easter,CNY), Sep 16-Dec 14
High Season: 20th Jan - 25th Jan 2012 inclusive (CNY week) 4th Apr - 14th Jan 2012 inclusive (Easter week) and Jun 1 - Sep 15
Peak Season: Dec 15-Jan 8 (Xmas - NY)

Minimum Rental Period required:
Low Season : 3 nights,
High Season : 5 nights,
Peak Season : 7 nights
The villa will accept either two or three nights length of stay but subject to case by case and availability.

Villa standart check in/out time:
- Check-in time: 14:00; Check-out time: 12:00.
- Late check-out (day use) until 18:00 is at additional charge of 50% from 1 (one) night villa rate and subject to availability

Booking term and condition:
- A deposit of 50% of the rental amount must be received by the villa within five (5) working days after confirmation of reservation has been given. Full payment is required 45 days prior to arrival (or 60 days for Christmas/New Year bookings).
- For last minute bookings (within 1 week or less prior to arrival), full payment upon arrival in cash is acceptable.
- The reservation to be confirmed when the deposit is received by the villa.
- All payment should be in US Dollas.

Typically the cancellation charges are:
- if a Guest cancels more than 60 days prior to the beginning of the Rental Period, the cancellation charge will be 20% of the total rental amount.
- if a Guest cancels between 30 - 60 days prior to the beginning of the Rental Period, the cancellation charge will be 50% of the total rental amount.
- if a Guest cancels between 0 - 29 days prior to the beginning of the Rental Period, the cancellation charge will be 100% of the total rental amount.
