Bali Villa Seminyak Rooms

The villa compound is accessible through a discrete gate near the parking area. This stunning villa consists of main building, guest house, and rectangular pool set in the tropical garden. The living area is located on the ground floor of the main building, set along with the dinning area and the kitchen facing to the pool and garden. On the right side is charming bedroom with own terrace and en suite bathroom with view and access to the garden and pool. The master bedroom is located on the upper floor accessible through the palimanan stair set behind the kitchen. The master bedroom comes with en suite bathroom and private balcony with view to the garden and the villa surrounding. In addition, there is a large open space on this level nicely set with some planter boxes. The guest house is featuring two bedrooms located on the ground floor with small living area set between the two bedrooms. The rooftop is also provides a spacious open space with view to the villa compound and surrounding.

One manager is supervising eight staffs including one private cook, three housekeepers, one gardener and maintenance, one security guard.

Bali Villa Seminyak Terms

- Rates do not include breakfast, telephone, food and beverage
- Rates do not include gratuities to staff members, which we recommend, at least, IDR 100.000 per week, per staff member
- Payment of telephone, internet and damages incurred by the guests during there term of stay is the responsibility of the Clien . We recommend you to have a deposit for extra expenses or a signed credit card imprint for as a security deposit.

Rates above are inclusive of benefits:
- All rates area quoted in US dollars per nights.
- All above price tax & service, transfer in/out from or to International Airport are inclusive.
- Chef, maids and house manager are included on the price
- welcome drinks, cold towels and flowers arrangement are provided upon arrival

Seasonal periods:
- LOW SEASON: January 9 to July 14, September 16 to December 14 (3 nights min. stay) not including Easter week)
- HIGH SEASON: July 15 to July 31, September 1 to September 15 (6 nights min. stay) Easter Week and Chinese New Year week
- PEAK SEASON: August 1 – 31, Christmas & New Year Period (December (10 nights min. stay) 15 – January 8)

Minimum stay required:
Low Season : 3 nights
High Season : 7 nights
Peak Season : 10 nights

The villa standard check in/out time:
- Check-in time : 14:00
- Check-out time : before 12:00
- In case late check-out until 18:00 will charge additional cost at 50% from one night villa rate, and full one night rate should be charge for check-out after 18:00.

Damage and Loses
The client's is responsible for leaving the property and its contents in good order and in a clean
condition. The client is responsible to pay for any damages or losses incurred during
your stay. The owner & the Agent reserve the right to repossess the villas if the client or any member of the client’s party causes excessive damage or nuisance or engages in unlawful activities.

Villa Capacity
The management is strictly observe of the villa capacity policy. Bali Villa Seminyak has three bedrooms ( 3BR ) that maximum occupancy is up to 6 persons, but if you wish to have additional guests or held a function then we should get informed in advance to provided ideal accommodation as villa standard requirements.

Booking term and condition:
- A 50% deposit from the total rental value is required due to secure the booking.
- Deposits must be received by the villa within 5 working days after the relevant
invoice has been sent and otherwise the booking we assumed is NOT materialized.
- The payment should be in US Dollars
- The balance of payment is required to settle at 30 days prior arrival date for low season booking, 45 days for high season and 60 days for Christmas/New Year bookings.
- The reservation to be confirmed when the payments is received by the villa.
- For last minute bookings (within 1 week or less) then full payment upon arrival in cash is acceptable.

Cancellation Policy:
- Deposits will be refunded in full less USD USD 300.00 if the reservation
is cancelled at 60 days or more prior to arrival date(90 days for Christmas/New
Year bookings).
- In the event a reservation is cancelled less than 60 days
prior to arrival (or 90 days for Christmas/New Year bookings) the deposit
will be forfeited.
- Notice of cancellation must be received by the villa in writing.
- Final payments are non-refundable.

Limitation of Liability
By confirming a booking that you have to acknowledge and agree that the Owners and the villa agent are not liable to the client or any other guest of the property for
injury, sickness, loss, damage, additional expense, or inconvenience, directly or indirectly caused by
or arising out of the villa’s use by the client or guests.
