Private Compound
This stylish one-bedroom villa is enveloped within a modern interpretation of a Balinese compound surrounded by high walls topped with leafy indigenous flora cascading down. Stepping stones from the main entrance lead into a sunken kitchen cum dining space intimately designed for two. This cosy niche lies next to the pool and is a refreshing spot to savour breakfast before the heat of the day sets in. All essential kitchen equipment and tableware is cleverly concealed to avoid visually distracting from the clean lines of this compact area.

Contemporary Tropical Design
The bedroom and living area is a spaciously appointed flat roofed structure with full length glass replacing conventional walls to create a seamless effect of harmonising with the outdoors. Ziva Villa redefines contemporary tropical design and ventures beyond the traditions of local architecture. The result is an ultra modern dwelling bathed in natural light that utilises smooth finished stone and timber elements.

This environment is separated into two distinct zones. The sitting area features a pair of cushioned armchairs and chaise lounge in shades of cool grey to relax in air-conditioned comfort. While at the opposite end is a low rise king sized bed fitted with crisp cotton linen to ensure restful slumber. The bed orientated towards a large LCD television with home entertainment system hidden within a sleek timber unit. Full length curtains in pristine white can be drawn around all four glass walls for added privacy.

The en-suite bathroom is an open style galley design with a rain shower recess protected by a single expanse of glass. An oversized wash basin and vanity space is incorporated into a bench-like space and framed with a series of mirror panels. Fragrant amenities and fluffy towels provide a luxurious touch.

Outdoor Attributes

Nestled behind the secured walls of a private compound, this villa embodies the concept of tropical living with a cosmopolitan edge. An oversized crystal clear water pool that is encompassed by timber decking is the focal point of the entire compound. Flat roof structures, consisting of the master suite and two smaller bedrooms on either side of a multi-functional media room, are orientated towards the pool.

Minimalist Design
An open style dining environment with a gourmet kitchen recess has been created beneath a pergola structure. It’s flat roof has been planted with native plants to add random touches of greenery and balance the minimalist appearance of this setting. It is a space to enjoy meals in semi-alfresco luxury where the soft whisper of breeze brings welcome relief against the heat of the day.

Suite Privacy
The master suite with its bold glass panelling has been designed as a private zone for adults with defined areas for sleeping and relaxation. Bathed in natural sunlight yet fully air-conditioned for comfort, this suite features sleek customised furnishings and selected pieces of artistry. The en-suite bathroom has extravagant spa-like qualities with a sunken terrazzo bathtub and separate rain shower.

Additional Bedrooms
Two tastefully appointed double bedrooms are located within an individual structure and suitably distanced from the master suite. Each features a simple en-suite bathroom facility and built-in wardrobe for luggage and personal belongings. These bedrooms are separated by a media room enclosed in sliding glass panels that open and close depending on the situation. This cosy area incorporates a smart modular sofa in cool grey and a LCD television with a full selection of satellite channels.

Outdoor Pleasures
The outdoor landscaping complements the overall aesthetic ambience of this ultra modern compound. Indigenous species of palms and grasses have been planted in symmetrical arrangements in varying shades of colour and texture. There is ample deck space to unwind and soak up the sun. - Rates are subject to change, however we will honour rates for all reservations booked and paid prior to the change.

SEASONAL PERIODS
Low: 09 January to 30 June, 16 September to 19 December
High: 01- 31 July, Chinese New Year, Easter Week, 01- 15 September
Peak: 01- 31 August, 20 December to 08 January

MINIMUM NIGHT'S STAY REQUIREMENTS
The minimum stay requirement varies from a 1 to 3 consecutive night stay for the low season. The minimum stays for the high season often increase to 4 or more consecutive nights. Please note exceptions are delineated on our villa rate notices.

CHECK IN - CHECK OUT
Every effort will be made to ensure room availability by 14:00 hrs on the day of the arrival. Our check out time is 12:00 hrs unless prior notice is negotiated, subject to availability upon request.

VILLA CAPACITY
We strictly observe the villa capacity policy. For example: the two bedroom villas maximum occupancy is 4 people. The three bedroom villa maximum occupancy is 6 people. If you wish to have additional guests we must be informed in advance.

CHILDREN POLICY
Our Children's policy is to provide 1 extra bed for one child under 15 years old. In the case of two children, we allow one child under 5 years old to sleep with parents and we will provide an extra bed for children 5 to 15 years old.

TERMS OF PAYMENTS
- A deposit of 50% of the amount must be received within five (5) working days after confirmation of reservation has been given. 
- Final payment is required 45 days prior to arrival (60 days for Christmas/New Year bookings).  
- If the booking is made less than 45 days prior to arrival (or 60 days for Christmas/New Year bookings); full payment is required within five (5) working days.
- If confirmation is made less than 5 days before the booking commences, payment is due immediately. 
- For last minute bookings (within 7 days or less prior to arrival), full payment upon arrival in cash is acceptable.

CANCELLATIONS
- Deposits will be refunded in full, less USD100, if the reservation is cancelled 46 days or more prior to arrival (61 days for Christmas/New Year bookings).  In the event a reservation is cancelled less than 46 days prior to arrival (or 61 days for Christmas/New Year bookings) the deposit will be forfeited.In the event a reservation is cancelled less than 46 days prior to arrival (or 61 days for Christmas/New Year bookings) the deposit will be forfeited.
- Notice of cancellation must be received by us in writing.
- Final payments are non-refundable.
