Villa Bayad is a spacious, luxurious 4 bedrooms villa, designed by Popo Danes, one of the most renowned architects in Southeast Asia. The villa is traditionally laid out as a compound, the 4 bedrooms being separate houses beside the main house, all connected by flower-covered pergolas. From every room sight-seeing beautiful view across the surrounding rice terraces to Bali’s sacred volcano in the horizon.

Surrounded by 8000 m2 garden, laid out as sloping terraces and bordered by a small river, made it meet the feels of simply amazing natural touch.
Moving through jungle-like vegetation, you will arrive at the traditional gate and lobby, where the magnificent view of the garden and the rice fields awaits you.
In the garden there are numerous coconut palms and fruit trees, and the organically grown vegetable- and herb-gardens supply the villa’s household.

Villa Bayad Location

Villa Bayad is just off the main road from Denpasar to Kintamani in Meliggih Kelod just south of Payangan and just 10 minutes from Ubud center.

The main house
The spacious living and dining area opens to a large veranda, surrounded by flower covered, multi-level fishponds and flanked by two comfortable bales, where you can relax, listening to the sprinkling water and enjoying the beautiful view.
An open, fully equipped kitchen is ready for the staff to prepare your meals on your request - or feel free to use kitchen by yourself, if you prefer to cook your own meals.
Just couple steps upstairs in the main house you will find an air-conditioned media room with mini library and hi-quality audio- and video experience.

Bedrooms
The 4 spacious air-conditioned bedrooms are all separate houses, two of it, which share a private open kitchen- and dining-bale as well as a private spring-water fed plunge-pool and a pool-deck. More, each house offers a furnished veranda and bathroom with complete sanitary, shower-cabin, and a small walled garden with outdoor shower.
All bedrooms equipped with Cable TV and DVD-player which meet fully-comfort of well dressed beds in quality of cotton and bed linens. The 4 houses are differently styled and named after four distinguished locations in Bali:
The Tenganan House
This is the largest bedroom, tile thatched, styled and named after the picturesque Bali Aga village near the East Bali coast.
Standing on columns, overlooking the main pool, it is right on the brink to the lower garden area. The breezy high perched veranda offers a close view over the rice paddies to the mountain in the distance. This house has a large queen size bed and a spacious walk-in closet.
The partly open bathroom, floored with natural stone tiles, offers two washbasins, WC and shower cabin. It is possible to supply with an extra bed if needed.

The Klungkung House
This house is styled and named after the old royal town in the center of East Bali. It is located closest to the main house and has the loveliest view from it’s veranda.
The bedroom has a hardwood floor and is fitted with a queen size bed (with dividable mattresses if needed), a walk in closet and a TV with DVD-player.
The partly open bathroom, floored with natural stone tiles, offers two washbasins, WC and shower cabin.
It is possible to supply with an extra bed if needed.
This house is also connected to the open bath-court.

The Ubud House
This house is styled and named after the nearby town - Bali’s cultural center.
The bedroom has a hardwood floor and is fitted with a queen size bed (with dividable mattresses if needed), and a TV with DVD-player.
The partly open bathroom, floored with natural stone tiles, offers two washbasins, WC and shower cabin. In addition, it has a small walled garden with an open air shower.
It is possible to supply with an extra bed if needed.

The Singaraja House
This house is styled and named after the former capital and trading town on Bali’s north coast.
The bedroom has a hardwood floor and is fitted with a queen size bed (with dividable mattresses if needed), and a TV with DVD-player.
The partly open bathroom, floored with turquoise colored terrazzo, offers two washbasins, WC and shower cabin, as well as a small walled garden with an open air shower.
It is possible to supply with an extra bed if needed.

The Ubud- and the Singaraja Houses share a private open air fully equipped kitchen- and dining-bale, as well as a private spring-water fed plunge pool and pool-deck.

Villa Bayad Services Facilities

Catering
Breakfast is included in the accommodation and you may have it served in the dining room or on your own veranda, in your pleasure.
Staffs will prepare lunch or dinner for you on your request. Simply choose from your in-house menu card. Vegetables are grown in the villa’s own organic vegetable garden.
Feel free to use the kitchens for your own cooking experience. The staff will be ready to help you with the local specialties.

Complimentary Ubud shuttle
Any time you want to go to Ubud for shopping or dining, our driver will take you there and pick you up again on call.
A local call mobile phone will be supplied to you for easy contact with the villa, while you are elsewhere.

Gym and bikes
For the fitness interested a fully equipped gym will be at your disposal, and for those, who want to explore the neighboring Ubud hills, mountain-bikes are available.

In the villa we can easily arrange:

Yoga lessons (yoga-mats and -cushions are already available in the villa for your convenience).

In the Villa’s own lake you can go fishing for your dinner!

Villa Bayad Terms

The rates above are subject to 15% to government tax and service charge

All rates above are inclusive of:
- exclusive use of the villa and all amenities
- 21% to government tax and service charge
- one time round trip Airport transfer with seven seats vehicle.
- fine cotton sheet, down bedding and towels
- shuttle to Ubud
- daily American style breakfast
- fully staff: maids, cook and house manager.
- early check-in & late check-out subject to availability
- laundry if required
- Internet connection

Seasonal Periods:
Low Season period: Jan 11 – July 14, Sept 16 - Dec 19
High season period: 1-31 July, 1-15 September, Chinese and Easter Periods
Peak season period: 1-31 August and 20 December – 8 January

Child policy
We welcome children under the age of 18 as long as they accompanied by an adult guardian, but cannot assume any responsibility for their safety whilst on the property.

Family Plan
-Children under 12 years old sharing a room with parents with no extra bed are free of charge.
- No adult triple share is permitted

Checking In and Out:
Check-in time is 2.00 pm on the agreed arrival day. Check-out time is 12.00 noon on the agreed departure day. Where possible, we will try and accommodate requests for early / late check-in / out.

Villa Capacity
We strictly observe the villa capacity policy. This villa Bayad consist of 4 bedrooms and maximum of villa occupancy is up to 8 persons, ideally 2 persons in each bedrooms. The villa is provided an extra bed limit one per room with additional nominal fee, and if you wish to have an additional party or function at the villa should be inform in advance to the Villa management in order to pepare in appropriate accommodation.

Booking procedures:
-50% deposit is required to confirm a booking, and the balance of full payment is required 7 days prior to arrival.
- The reservation to be confirmed when the deposit is received by the villa.
- The payment is required in US Dollars

Cancellation Policy:
Cancellation (or No Shows) of a booking may involve the forfeiture of deposit(s) and/or any payments made. Cancellation 7 days or more before arrival may be liable to forfeiture of the full deposit, whilst cancellation less than 7 days before arrival may involve forfeiture of the full deposit and up to 100% of further payments. In either situation, the owners reserve the right to re-let out the villa without any reference to guests or reduction in guest liability.
If however the villa is subsequently let to other parties for the same period, every effort will be made to refund monies less administration charges.

Please note that changes to bookings may incur a US$50 administration fee.
