Slowly are revealed terraces of golden paddy fields “umas”, art workshops, along with the people of Pejeng Kangin Village performing their morning rituals: Balinese women, baskets on their heads, returning from the traditional market in their tranquility; a middle-aged man in a frayed soccer shirt with his ducks marching peacefully along; women, young and old, in traditional sarongs chatting by the street gleefully, glancing at you and smiling; and the cool breeze brushing your face with the sweet scent of frangipani.

Umah Cagaan is perfectly situated in a beautiful undisturbed rural environment, one hour five minutes from Bali’s international airport and only ten minutes to the cultural town of Ubud. In the town there are numerous art galleries, fine dining restaurants, some of the best spas on the island and other activities can be arranged within a convenient day trip.

The Villa boasts 4 spacious, air-conditioned en-suite bedrooms. Each bedroom with its individual soft and hard furnishings boasts a commitment to stated charm and harmony. King-size beds made of teak wood, parquet solid wood flooring and natural wood furnishings ensure comfort and style. The spacious Master Bedroom features a balcony and verandah where you can enjoy your afternoon tea and a good book. The master bedroom also includes satellite/cable TV and DVD player for your private entertainment options. Javanese bride and groom Loro Blonyo figures symbolize love, harmony, throughout the space. A private open shower in addition to the bathtub overlooks the greenery outside.

In each of the bedrooms turn off all electric equipments, and sooth your ears with the tranquil sounds of the slow-moving Gari River, and chirping birds Ubud is well known for.

Walking downstairs, you’ll find a cozy Media Room equipped with 60? wide screen plasma HD cable television, DVD player and an assorted collection of DVDs to choose from.
The adjacent Villa’s Spa Room offers various massages and beauty treatments, using natural spices and herbs of Bali. A gym is also available and accessible at any time.

The Villa’s dedicated Manager is on call 24-hours. Anything can easily be arranged for our guests.  While your private chef can prepare meals to the guests’ specifications, our fully staffed team can fulfill any guests’ whim, 24 hours a day – looking after your every need, from daily housekeeping, to preparing a full range of fine cuisine from a simple breakfast to a formal dinner. Enjoy your meals cooked in the Villa’s beautifully large and fully equipped kitchen or create your own Teppanyaki outdoor grill or barbeque.  Eat outdoors on the terraces, the lawn or at the pool side surrounded by frangipani trees, orchids, ferns, hanging heliconias, and at times, yellow butterflies.
Simply put — Villa Umah Cagaan is a world where “No” does not exist.

Adjacent to the 16mx4m infinity swimming pool is the Bale or Sala decorated with local colors of beautiful traditional Balinese and Javanese furniture. This open living area is equipped with a collection of novels and is just the place for relaxing, enjoying yoga, an afternoon siesta, or just sipping your herbal scented tea.

Our traditional Bale Bengong is another opportunity not to be missed. Green rice paddy spread at your feet along with the soothing sounds of water flowing from the Pangkung streams are just there for your private enjoyment at Umah Cagaan.

Wide arrays of activities outside the Villa are only a stones throw away.  Our Manager can arrange with ease: a visit to the Bali Bird Park, Blanco Renaissance Museum; a seat at the local Jazz club, Ubud restaurant reservations; fishing, cycling, rafting, horse riding, elephant trekking and others. Or, simply enjoy a walk in the early burst of the sun and chat with people of the village to gain an insight into their lives. Truly all is possible just ask!!!

Villa Umah Cagaan Terms

All villa rates above are subject 10% to government tax and 5% to service charge.

Rates above are inclusive of benefits:
- Exclusive use of the villa and all amenities
- Airport transfers
- Daily American-style breakfast
- Fine cotton sheets, down bedding and towels
- Early check-in and late check-out if possible
- Ubud Shuttle provide at the villa start from 8 a.m to 8 p,m : one car only
- Staffs
- Welcoming drink
- Fruit Basket .
 
Seasonal periods:
Low Season:  Jan 9 - Jun 30  &  Sept 16 – Dec 19.
High Season: July 1 to July 31 & Sept 01 to Sept 15 inclusive Easter Week & Chinese New Year Week.
Peak Season: Aug 01 to Aug 31 &  Dec 20 to Jan 8.

Minimum stay required:
Low Season : 3 nights
High Season : 7 nights
Peak Season : 10 nights

The villa standard check in/out time:
- Check-in time : 14:00
- Check-out time : before 12:00
In case late check-out until 18:00 will charge additional cost at 50% from one night villa rate, and full one night rate should be charge for check-out after 18:00.

Booking term and condition:
- A 50% deposit from the total rental value is required due to secure the booking.
- Deposits must be received by the villa within 5 working days after the relevant
invoice has been sent and otherwise the booking we assumed is NOT materialized.
- The payment should be in US Dollars
- The balance of payment is required to settle at 30 days prior arrival date for low season booking, 45 days for high season and 60 days for Christmas/New Year bookings.
- The reservation to be confirmed when the payments is received by the villa.
- For last minute bookings (within 1 week or less) then full payment upon arrival in cash is acceptable.

Cancellation Policy:
- Deposits will be refunded in full less USD 250.00 if the reservation
is cancelled at 61 days or more prior to arrival date(91 days for Christmas/New
Year bookings).
- In the event a reservation is cancelled less than 61 days
prior to arrival (or 91 days for Christmas/New Year bookings) the deposit
will be forfeited.
- Notice of cancellation must be received by the villa in writing.
- Final payments are non-refundable.

 

Functions
- One of the great joys of staying in a private residence is the ability to entertain and mingle with your guests, both inside and outside the Villa.
- Umah Cagaan, with its expansive grounds, mature tropical garden, large entertaining spaces, lends itself to gatherings of any size.
- Intimate family reunions, informal business meetings and small conventions, birthday parties (large and small), have all been held at the Umah Cagaan estate.
