Khayangan Estate rests in blissful seclusion upon 1.5 hectares of prime, cliff top land, 170 metres above the rolling surf of the Indian Ocean on the southernmost tip of the island of Bali.

The Estate is located near the famous Uluwatu temple, and is immediately adjacent to the Bvlgari Hotel and Resort, overlooking Selonding Beach below.

The Estate currently provides luxury accommodation for up to six persons in three, self-contained, fully air-conditioned bedrooms, complete with en-suite bathrooms. The focal point of the property is the splendid, hand-carved, century-old Joglo that serves as the main living and dining room, situated beside a 12-metres swimming pool. There is also a business centre, a magnificent cliff top spa complex, known as the Seventh Heaven Spa, a cliff top pavilion, a tennis court and a well-equipped gym. Phase two of the project will introduce three more bedrooms and another pool.

Villa Khayangan Estate Location

Villa Khayangan Estate is only 35 minutes drive from the endless shopping, vibrant nightlife and international restaurants of Kuta and Seminyak. A private helipad ensures quick transfers to and from the International Airport, 18 kilometers away; alternatively, the same journey can be accomplished in just 25 minutes by car. A world-class beachside golf course can be found a few kilometres away at Nusa Dua, with another one at the nearby Dreamland Beach complex. The remainder of the island offers a rich mosaic of cultures, tastes, sights and sounds, together with a wide array of activities.

Villa Khayangan Estate Rooms

The master bedroom and guest rooms are housed within three, separate, self-contained Joglos, complete with en-suite bathrooms, wide verandahs, and lovely views of the ocean, the garden, the pool, and the social centre of the Estate. The authentic-style is elegant and enchanting. Each Joglo is air-conditioned and furnished with fitted wardrobes, seating, mirrors and lamps. Each boasts a king-size four-poster bed, built into the beams within the central funnel of the roof. Soft muslin drapes are clutched within simple tiebacks. Paintings, local textiles and ikat cushions create a personal touch. Each bedroom is equipped with a mini bar/fridge, safe, satellite TV, stereo system and telephone as well as wi-fi internet access.

Each luxurious en-suite bathroom is characterised by unique features. Each is equipped with air-conditioning, an all-embracing rainshower, a splendidly appointed bathtub, a toilet, single or twin washbasins, large mirrors, and the thoughtful provision of cushioned bench seats.  

Sultan Presiden Suite
The most majestic and regal of the three suites is the Sultan, a sprawling dwelling of unashamed luxury and style that is large and spacious with ample storage and antique panelled doors that open up to expansive sea views. The bathroom provides separate 'his and hers' wash basins and solid teak wood counters, a large shower decorated with East Timorese white river pebbles, and features a truly unique canopy covered bathtub which floats in the middle of a large pond into which cascades a three metre waterfall and surrounded by a lush and verdant tropical garden.

Majapahit Suite
The Majapahit is supremely private and lies on the western end of the property directly adjacent to the Bvlgari's Presidential Suite and is outfitted for pure comfort with natural teak flooring and ultra soft furnishings. Its bathroom features a thick, single piece of old teak wood on which sits a sink of natural river rock. It has a black terrazzo bathtub lined with black river stones from Sumatra, which is enclosed in glass and looks directly out over the cliff with a view of the ocean second to none.

Keraton Suite
The smallest and cosiest of the three villas but by no means lacking in Khayangan Estate's trademark beauty and luxury. It is beautifully adorned with intricate carvings on the teak doors and the ceiling panels in the rooms and tastefully furnished with 'Old Java' antique furniture. The bathroom walls and ceilings are carved with a lattice of antique Javanese-style flower carvings which cast beautiful shadows all around when lit up at night as you recline in your black stone bathtub amidst the surrounding lush green garden.

Furnished to the highest levels of comfort with a mixture of ancient surroundings and the best comforts the 21 st century has to offer, Khayangan Estate's bedroom suites are among the most luxuriant in Bali.

Each bedroom suite is replete with oversized king sized beds dressed with Egyptian Cotton of the highest quality and thread counts and set within a cacoon of wooden columns and netting and topped with beautifully and ornately carved tiered centre-pieces. The colours are basic and follow the natural hues of the wood. Colour is added however through the clever use of Jim Thompson Thai silk pillows and bed coverings, adding a touch of opulent splendour to the sleeping areas.

Seventh Heaven Spa
The architecture of the clifftop spa blends rusticity and glamour. Landscaped into the cliff, with a flat roof supporting a grassy lawn, it is built directly into the rock. The fully-equipped, air-conditioned spa with its glass-fronted curved façade, presents a Vichy shower, hot tub, steam room, massage tables, manicure and pedicure facilities, and a cave-like room for scrubs and water treatments. Overlooking the ocean and the beach, it is also a great spot for meditation. The spa menu offers a full range of massage, beauty treatments and therapies, such as the Ocean Bath, Flower Bath and Aromatherapy Bath, as well as a Cucumber Wrap for sunburnt skin.

Gardens and Pool
The gorgeous landscaped gardens of Khayangan Estate present a very natural feel. Pathways are paved with timber and bordered by dense beds of tall, gently swaying yellow irises. Immaculate lawns are punctuated with palms and other carefully selected native plants and trees, such as bougainvillea, frangipanis and climbers, to provide a balance of fragrance, colour and shade.

The infinity-edge, swimming pool is located in front of the main living and dining area. Shaded by coconut palms and frangipani, and lined with natural stone, the pool appears to flow over the edge of the cliff. The timber pool deck is furnished with canopied sunbeds, while a barbeque and pizza oven is positioned nearby, making alfresco dining easy and fun.

Sports Facilities
The tennis court and a fully-equipped gym are located near the entrance to the Estate.

The tennis court has a covered spectator/viewing pavilion with benches and antique "gerobok" (rice storage trunks on wheels) with cushions.

The gymnasium is fully air-conditioned, and includes a full selection of machines, as well as a stereo system, satellite TV, fridge and cold water dispenser.

Eco Friendly
Khayangan Estate incorporates many features designed to reduce its impact on the environment. Bio-degradable waste from the house and garden is collected, mulched and composted for use in the gardens. The garden is irrigated using an underground system that meters water usage on automatic timers. There is also a water purification plant, which produces drinking quality water in all taps. Solar panels have been installed on the roofs for heating water, and ionisers are used instead of chlorine in the swimming pool, which effectively turn the water into pure mineral water using a process approved by NASA. Low-wattage, long life, lighting fixtures keep energy costs down and timers and sensors are also used to avoid excess consumption of power. A waste water recycling system is planned.

Weddings and Parties
Khayangan Estate presents the perfect setting for weddings, parties and other special events. The extensive lawns are also ideal for open-air Balinese dance performances and parties. The catering can be managed by professional caterers who have the world-class expertise to prepare a sumptuous feast in addition to the coordination of decorations, flowers, lighting and entertainment.

Services
The Estate is supported by a carefully selected team of highly trained staff including chefs, housekeepers, gardeners and security guards. Khayangan Estate welcomes children of all ages, cots and high chairs can be provided.  Baby-sitting services, together with the facilities of a car, a driver, a tour guide and extra staff are also available on request.  Security guards are on duty day and night, and there is also a state-of-the-art security alarm system.

Villa Khayangan Estate Rates

Villa Khayangan Estate Terms

1. All rates are quoted in US dollars per night. Reservations are confirmed by receipt of a bank transfer in US dollars.
2. Rates include all government and local village taxes.
3. Rates include all service charges.
4. Rates include wireless internet.
5. Rates include in villa laundry. Dry cleaning is sent out and charged to guests at cost.
6. Rates do not include gratuities to staff members.
7. Rates include Continental breakfast.
8. Rates do NOT include long-distance/international calls, food and beverage and extra activities, spa, etc.
9. Please note that the capacity of Khayangan Estate is 12 adults for the 6 bedrooms, and 6 adults for the 3 bedrooms. Additional beds for children are available, at cost of US$ 100 + 15,5% per , per bed per night.

Function fee is required to hold an event or weddings in the whole area of our Estate, Minimum 3 nights for accommodation and Function fee is US$ 3,000 plus 15.5% tax & service.

Seasonal Periods:
Low season : Jan 09 - June 30, Sept 16 - Dec 18
High season : Juli 01 - 31, Sept 01 - 15( Easter week and Chinese New Year week).
Peak season : August 01 - 31, Dec 19 - Jan 08.

Minimum stay requirement:
Low season : 3 nights
High season : 5 nights
Peak season : 7 nights

CHECK IN AND CHECK OUT TIMES:
- Clients may check into a villa after 2pm.
- The mandatory check out time is 11am.
- In cases where there is no other booking for the same day, may extend the check-out time until 3pm.
- Late check-out prior to 6pm will incur a half-night rate;
- Late check-out past 6pm incurs a full night rate

Villa Booking procedures:
- A deposit of 50% of the rental is required by bank transfer or Credit card payment to confirm
a reservation, which is confirmed with a copy of the bank transfer.
- If a deposit is not received in time it can result in the cancellation of your booking.
- Full payment is required for booking less than 45 days before arrival (60 days for
peak season).
- Final payment is required at least 45 days (60 days for peak season) prior to
the guests’ arrival by bank transfer or in cash. (Please note that only new USD
notes are acceptable)
- Please note that all payments must be for the full amount net of any transfer
and all bank fees are responsibility by the renters.

Cancellation Policy
- Deposits will be refunded in full less USD 1,000, if the reservation is
cancelled 60 days or more prior to arrival (90 days for peak Season).
- Reservation cancelled less than 60 days (90 days for peak Season) prior to
arrival are subject to forfeiture of deposit
- Notice of cancellation must be received in writing
- Final payments are non-refundable.

Damage and Loses
Renter is responsible for leaving the property and its contents in good order and in
a clean condition. Renter will be asked to pay for any damages or losses incurred
during their stay. The owner and/or BVW reserve the right to repossess the
villas(s) with no refund if the renter or any member of the renter’s party causes
excessive damage or nuisance or engages in unlawful activities.
