Recently completed in 2010, the King villa is the most spacious of the two, yet the Queen villa is equally luxurious and tranquil. The villas, set at an elevation of nearly 1000 meters, offer the best views in Bali. This includes 200-degree views of Bali's volcanoes, distant beaches and cool evening sunsets.

Both villas feature ground floor granite flooring, a large western standard kitchen with Brazilian granite counters, LCD home theatre media lounges, large dining and spacious living areas. Decorated with an eclectic mix of antique and contemporary Balinese furnishings. The upper floors contain the master and junior rooms. All suites are fitted with top quality hardwood flooring, air-conditioning, home theatre, lounge area, large bathrooms and with a fantastic wrap around balcony with views of the Indian Ocean.

Note :

The above rates are subject 15% to government tax and service charge.

Extra bed is available upon request with additional charge at USD 50 nett/night

Rates above are inclusive of benefits:
- One time round trip Airport transfer
- Welcome drinks & cold towels upon arrival
- Fully staff including daily housekeeping, chef and house manager
- Wi-Fi Internet connection
- car and driver (7 seats vehicle, 8 hours a day & exclude petrol)
- Daily breakfast for two persons in each bedroom

Seasonal Periods:
Low season : January 06 to June 30 inclusive, (excluding Easter week and Chinese New Year week), September 01 - December 20
High season : July 01 to August 31, Easter Week & Chinese New Year Week
Peak season: December 21 - January 05 inclusive, (Xmas & New Year period)

Minimum Stay:
Low Season : 3 Nights
High Season : 5 Nights
Peak Season : 7 Nights
The villa will accept either two or three nights length of stay but subject to case by case.

Check in/out time:
- Check in time 15:00 (3 pm)
- Check in time 12:00 (12 pm)
If you have an evening departure flight and would like a later check out , it is necessary to inform us when completing the booking form. A late check out is possible subject to availability.

Deposit:
A 50% deposit is required to secure the villa and must be received within 5 working days after the relevant invoice and payment instructions have been given to the client. If the deposit is not received within this time, the booking will be cancelled. The reservation to be confirmed when the payment is received by the villa management.

Final Payment:
The balance payment must be made at least 30 days prior to arrival date for low season booking, and 60 days prior arrival for high/peak season booking.
Additional charges incurred during the stay in the villa will be made a day before checking out. All bills including food and beverage charges, and other expenses incurred by the client during the period of stay shall be paid in in Rupiah. (unless prior arrangements are made)

Cancellation Policy:
Any cancellation has to be made 30 days before check-in date for peak and high seasons booking and 40 days before check-in date for low season booking. Deposits will be refunded less 25% cancellation fee for peak and high seasons and 15% cancellation fee for low season.

Reservations cancelled less than 30 days and 40 days prior to respective arrival are subject to a complete forfeiture of deposit. Notice of cancellation must be received by us in writing by email. Final payments are non-refundable.

In the event of no-show, all deposit will be forfeited .
